The State of the Oregon Real Estate Market and Sundance Realty: February 2021

SALEM, Ore. - March 6, 2021 - Oregon, as many other states have experienced, has had to contend with a certain epidemic which has impacted and altered the makeup of many of our communities. Other states have also been hit hard, but Oregon's urban centers - Portland, Salem, and Eugene - have seen the greatest number of cases for our state. Because of this fact, Realtors should be aware of how this environmental factor impacts their business and prepare to adjust accordingly. I am referring to, of course, Californians.

A five-year study (URL below) on migration from the American Community Service was referenced and analyzed by the State of Oregon Employment Department and showed that Oregon was positively gaining upwards of 40,000 more citizens through migration when accounting for those also leaving the state. California, in particular, represents the largest group of people immigrating into our state - apparently unperturbed by the wet weather of the Pacific Northwest that had previously protected us from their sun-dried complexion. The report also shows that Oregon is actually at a loss in migration to Washington, with Oregon losing about 6,000 people to Washington each year - presumably fleeing the oncoming Californians.

Understanding that many people from California may be looking to actually purchase property in our state, Realtors might want to be on the lookout on how to more effectively serve Californian clients. For example, not only looking for amenities in the community that may interest them, but also make note of material facts that they may not experience while living in California - especially SoCal. Things like flooding and flood insurance, icy roads, downed power lines in rural areas, etc. Additionally, establishing relationships with agents operating in Washington may help you in earning referrals as you take on listings for more Oregonians moving to Washington.
